This delightful 2 bedroom villa with swimming pool in Aguillent, tucked away on the hillside within 3 kms of the bustling town of Ontinyent and 40 kms inland from the beautiful blue flag beaches of Gandia. Just down the road, so to speak, is the Costa Blanca boasting the towns Denia, Javea Moraira Calpe Altea & Benidorm all with fantastic beaches, the sparkling mediterranean sea and blue sky! Behind and surrounding the house in the distance, are the mountains, if you like mountains, and at night the vista is one of twinkling lights on a dark backcloth. We have just bought the house but we need to be closer to a new venture we have started further South; the house goes and so do we. Look at the pictures of the pool, with inbuilt jaccuzzi, the kitchen and the bedrooms on the following pages. It also has an unusual feature which could be developed. It is a well in the lounge, covered by tiling at the moment but can easily be opened if needed or we can fill it and re-tile it prior to sale. It is beautifully cut and stepped. Mains power, mains water, telephone with adsl, satellite tv and train to Valencia an outside storage shed for winter wood for the woodburning stove and all those bits and pieces you want to hide away and rarely need. - a tiled utility room, essential for housing the washing machine, freezer, spare fridge for the summertime drinks, washing powders & tools for immediate use - an attic storage area for the stuff you cannot house elsewhere. The attic also gives access to some electrical wiring. a summer kitchen and BBQ area including sink and gas hot water heater. Dressing Room Typically Spanish arrangement, with a lot of hanging and drawer space. Ventilated to the rear of the property, small free standing flat panel radiator, ceiling fan with light Office Office with telefonica line and adsl connection. The patio doors open onto an enclosed courtyard with entrance to the utility room Bedroom with ensuite Cosy bedroom with ceiling fan incorporating a light. small chest of drawers, double bed and bedside table. The size of this bedroom is typically Spanish - small for cold weather warmth and coolness for the hot weather. A slim flat panel radiator provides back up warmth for those sometimes chilly evenings. The fully tiled ensuite is snug but has an oversize tiled shower, vanity unit with handbasin and a good flushing loo! An electric towel rail for those rare occasions it is needed. Kitchen Tiled floor and walls with hanging racks for utensils, a dishwasher and an economical twin fuel cooker complete with cooker hood, venting to the outside. The work surfaces are black granite and there is a modern round bowl for occasional washing up! But why, when there is a dishwasher! A bar with granite top separates the kitchen from the lounge Easy to keep clean Lounge The lounge features a wood burning stove with curved chimney breast, tiled floor. There is also an excellent sound system with wall mounted TV. The entrance door leads into the lounge. From the lounge is a corridor to the two bedrooms with ensuites, a dressing room (common in Spanish houses), and an office with a glazed light to the rear of the house. To the right of the lounge, through an arch, is a modern kitchen. The lounge can be easily and legally extended to the front of the property under the terrace and with a picture window facing the mountains would provide a very nice view. Special note There is a well in the lounge, which the previous owners intended to create into a feature. Once sealed and lit this could be very interesting, but our intention was to fill it and tile over. The well is beautifully cut with side steps and it would be criminal to fill it but unless it is used as a feature it is rather a waste of space. Here is a picture of the position of the well. The previous owners used a large black sofa to cover the area. If filled or capped and then tiled the well would be unseen and inactive Outside Lounge with side curtain blinds. Shelter from the sun but enjoy the fresh air. Patio heater for those evenings when the temperature falls below 30 degrees. This area was scheduled to be converted to the master bedroom with bathroom and separate toilet and as it is within the confines of the building, no permissions are necessary. Garden Areas and drive Orange, lemon and olive trees surround the pool and garden area some of which is covered with gravel - the remaining garden area is set to mediterranean style with ample car parking. A new entrance drive is possible to the side of the property which will provide easier access for vehicles. Plenty of cactus plants and shrubs.
